DSCR Program Guide
Debt Service Coverage Ratio program for experienced investors purchasing or refinancing business-purpose investment properties; borrower qualifies on subject-property cash flow only. Five rate sheets (DSCR 1, 2, 11, 13, 15). Effective for locks on or after Feb 9, 2026.
Sustainable Express Program Guide
Specialty program supporting clean/renewable-energy residential lending. Requires a verified Solar or Geothermal feature on the subject property; otherwise follows AUS (DU/LPA) and agency selling guide. One rate sheet: Sustainable Express 1. Effective for locks on or after Jan 5, 2026.

MAXEX requirements for agency-eligible loans (30-yr fixed) underwritten via Fannie Mae DU or Freddie Mac LPA. Covers eligible borrowers, property types, appraisal/CDA standards, state restrictions, and LTV/credit/DTI matrices for primary, second home, and investment occupancy. Effective for locks beginning Nov 18, 2024.
